To give you an idea of the type of service to expect as standard, once instructed we ensure relevant certificates are in place and can schedule any remedial works. We will help make sure that the property is in an appropriate state for your market and can organise anything that needs doing. We then organise rental valuations and instruct the best letting agents for your property, if we don’t have a prospective tenant waiting ourselves.
Between receiving instructions and when the tenant moves in we carry out the following:
- Give advice on how to present your property when coming onto the rental market, this would include organising all relevant works necessary to obtain certificates
- If decoration or modernisation need to take place, we can give you advice and organise works accordingly
- Organise valuations and instruct the best letting agents to achieve the best monthly income
- Meet prospective tenants and report back to you whether they are suitable for the property
- Organise a tenant welcome pack
- Meet them on their moving in date
When a tenant has moved in to your property, Investment Butler takes all the stress out of managing the property. We manage each property as if it were ours and treat each landlord and tenant as we would like to be treated. If you would like to provide the highest standard of service for your tenants, we would recommend that we hold £250 for you at Investment Butler to pay for small works and emergencies We would agree what ‘small’ means, as well as agreeing the individual cost limit you would be happy for us to manage for you.
You will be given notification on an agreed regular basis of:
- Issues that have arisen
- How we have resolved them
- A list of works that have been carried out, costs and suppliers
- When we have renewed the Gas Safety Certificate on the property if applicable
- Completion of an Energy Performance Certificate
